# What DSCR Do You Need for a Rental Loan? | KREC

*What a DSCR of 0.75, 1.0 or 1.25 means to a lender, how each level affects pricing and down payment, and how to move your ratio into range.*

## What DSCR Ratio Do You Need? Reading 0.75, 1.0 and 1.25 Like a Lender

The same rental can land in three different places depending on its debt service coverage ratio. Here's how lenders read each one, and what to do if yours falls short.

Short answer

Lenders read DSCR as a measure of cushion. At 1.25 the rent covers the payment with 25% to spare, and you'll usually see the best terms. Around 1.0 the rent just covers it, which many programs still accept. Below 1.0 some programs still lend, but expect a larger down payment or higher pricing.

Key points

- 1.25 and up: the strongest terms on most programs.
- Around 1.0: break-even, still financeable on many programs.
- Below 1.0: possible, but it costs you in price or down payment.

### How lenders read the ratio

DSCR is rent divided by the full monthly payment: principal, interest, taxes, insurance and any HOA dues. Lenders treat it as a cushion. The higher the ratio, the more room the property has to absorb a vacancy, a repair or a rate change before the payment goes unpaid.

Here's one property with a $2,400 monthly payment at three different rents.

**Deal sheet: $2,400 monthly payment at three rents, illustrative**

| | Rent | DSCR |
| --- | --- | --- |
| Rent below the payment | $1,800 | 0.75 |
| Break-even | $2,400 | 1.00 |
| Comfortable cushion | $3,000 | 1.25 |

### What each level usually means

- **1.25 and above.** The rent covers the payment with room to spare. This is where most programs offer their best pricing and highest loan-to-value.
- **Around 1.0.** The rent just covers the payment. Many DSCR programs accept it, sometimes with slightly higher pricing or reserves.
- **Between 0.75 and 1.0.** Some lenders finance properties that don't fully cover their payment, usually for experienced investors with strong credit, more cash down or a clear plan to raise rents.
- **Below 0.75.** Few programs go this low. Expect a larger down payment, or rethink the deal.

Exact thresholds vary by lender and program, so treat these as typical bands rather than fixed rules.

### Five ways to move your ratio

1. **Put more down.** A smaller loan means a smaller payment.
2. **Buy down the rate.** Points can lower the payment; see [what half a point does to your DSCR](https://keyrealestatecapital.com/blog/half-point-rate-difference).
3. **Choose interest-only.** Lower early payments can lift the ratio; see [interest-only DSCR loans](https://keyrealestatecapital.com/blog/interest-only-dscr-loans).
4. **Check the rent.** Make sure the appraiser's rent schedule reflects real market comps.
5. **Shop insurance and taxes.** Both sit inside the payment, so a better insurance quote moves the ratio too.

### Frequently asked questions

#### What is the minimum DSCR for a rental loan?

Many programs look for 1.0 or higher, and 1.20 to 1.25 often unlocks the best terms. Some lenders offer programs below 1.0 for experienced investors, usually with more cash down or higher pricing.

#### Does a higher DSCR get a better rate?

Usually. A higher ratio signals more cushion and lower risk, so pricing and maximum leverage often improve as the ratio rises.

#### How can I raise my DSCR quickly?

The fastest levers are a larger down payment, a rate buydown or an interest-only option. Better insurance and tax figures and a well-supported rent also help.
