What is a rental portfolio loan?
A rental portfolio loan finances several rental properties under one loan instead of one loan per property. KREC portfolio loans start at 7.5%, run $500K to $10M on 5 to 30-year terms, reach 75% LTV, and require a minimum of three stabilized properties with a DSCR of at least 1.0x.

How it works
Properties are cross-collateralized under a blanket loan, so a single closing covers the whole group. That consolidates payments and reporting, and it enables portfolio-level cash-out refinancing that draws on the combined equity rather than one property at a time.
Underwriting looks at the portfolio's aggregate income and value. KREC places no limit on the number of properties, accepts single-family, multifamily, and mixed portfolios, and offers flexible prepayment options.
Key considerations
- A minimum of three properties with a combined value of at least $500K is required.
- Properties must be stabilized, and the portfolio must carry a DSCR of at least 1.0x.
- Minimum credit score is 660, and entity ownership is recommended (typically an LLC).
- Cross-collateralization means the properties secure each other, which reduces per-property flexibility.
- Terms run 5 to 30 years with flexible prepayment options.
