Fixed or Adjustable for Rentals: Matching the Loan to Your Hold

The right loan structure depends less on today's rate than on how long you'll keep the property. Here's how to match the loan to the plan.

Short answer

Match the loan to your hold period. A 30-year fixed rate suits long holds and steady cash flow. An adjustable rate, fixed for the first several years, can price lower and suits investors who expect to sell or refinance before the first adjustment. Interest-only lowers early payments at the cost of principal paydown.

Key points

  • Long hold: a fixed rate for payment certainty.
  • Shorter hold: an adjustable rate can price lower.
  • Interest-only trades paydown for cash flow.

The main structures

StructureHow it worksBest for
30-year fixedSame rate and payment for the full termLong holds and steady cash flow
5/6 or 7/6 ARMFixed for 5 or 7 years, then adjusts every 6 monthsHolds shorter than the fixed period
Interest-onlyInterest only for an initial period, then amortizesValue-add, BRRRR and borderline DSCR
Balloon (commercial)Shorter term with a final lump-sum paymentCommercial deals with a refinance plan

Four questions that decide it

  1. How long will you hold? If you'll sell or refinance before an adjustable rate's first change, you may not need to pay for a long fixed rate.
  2. How much payment change can the property absorb? Run the deal a point higher; see how rate changes ripple through a deal.
  3. Does the prepayment penalty fit? A cheap rate with a long penalty can trap you; see DSCR prepayment penalties.
  4. Does the DSCR still work? Lenders may qualify adjustable or interest-only loans differently; see interest-only DSCR loans.

A simple rule of thumb

Choose the structure that still works on your worst reasonable day: a rent dip, a big repair or a rate reset. The lowest payment today isn't always the cheapest loan.

Frequently asked questions

Is a fixed or adjustable rate better for a rental property?

It depends on how long you'll hold. Fixed rates suit long holds; adjustable rates can price lower for investors who plan to sell or refinance before the first adjustment.

What is a 5/6 ARM?

A loan with a fixed rate for the first five years that then adjusts every six months based on an index plus a margin, within set caps.

Can I get a 30-year fixed DSCR loan?

Many DSCR programs offer 30-year fixed options, alongside adjustable and interest-only structures.
