Hard money qualification is about the deal, not your paycheck:

  1. The property. Purchase price, rehab budget, and after-repair value (ARV) for flips; market rent for rentals.
  2. Your exit. Sell, refinance, or hold. A clear, realistic plan matters more than a perfect credit score.
  3. Experience. Helps your pricing but isn't required — first-time investors qualify every week.
  4. Liquidity. Enough cash for the down payment and reserves.

South Carolina-Specific Things to Know

Investment property is taxed on a different basis than a primary residence. South Carolina assesses owner-occupied homes at a lower ratio than other residential property, which means a rental or a flip you don't live in carries a noticeably higher tax bill than the seller's history suggests. Don't underwrite a hold using the prior owner's tax figure — model the tax at the non-owner-occupied rate, or your DSCR math will come in tighter than expected.

Coastal insurance can make or break a Lowcountry deal. Properties in Charleston, Beaufort, and along the Grand Strand face hurricane wind exposure and, in many locations, flood-zone requirements. Wind coverage, flood insurance, and named-storm deductibles can vary enormously from one street to the next. Get an actual quote on the specific address before you finalize an underwrite — it's the single most common reason a coastal South Carolina rental pencils worse than planned.

Closings are attorney-supervised. South Carolina requires a licensed attorney to conduct residential real estate closings. That's not a slowdown in practice — local closing attorneys handle investor transactions routinely — but it means you'll want an attorney lined up early, and it's worth knowing the fee structure going in.

Foreclosure is judicial. South Carolina lenders must go through the courts to foreclose, so the process runs on a longer calendar than in non-judicial states like Texas or Georgia.
