Hard Money Loans in Washington: The 2026 Investor's Guide

September 7, 20267 min readBy Key Real Estate Capital

Washington investors quickly learn that the state is really two markets with a mountain range between them. West of the Cascades, the Puget Sound corridor — Seattle, Bellevue, Tacoma, Everett — is a high-basis, supply-constrained market where renovation budgets are large and speed decides who wins a property. East of the Cascades, Spokane, the Tri-Cities, Yakima, and Wenatchee offer entry prices low enough that rent covers debt service with room to spare.

Both halves reward leverage, but for different reasons. In Puget Sound it's about closing fast on scarce inventory. In eastern Washington it's about stacking cash-flowing doors efficiently. Either way, a bank's 45-day timeline and W-2 underwriting is a poor fit.

This guide covers how hard money works in Washington in 2026, what it costs, and the state-specific details worth knowing before you write an offer.

What Is a Hard Money Loan?

A hard money loan is short-term, asset-based financing secured by real estate. Instead of underwriting your W-2s, tax returns, and debt-to-income ratio the way a bank does, a hard money lender underwrites the deal — the property's value, your plan for it, and how you'll exit.

That difference is why hard money closes in days instead of months:

Why Washington Works for Leveraged Investing

Constrained supply on the west side. Washington manages growth through urban growth boundaries under its Growth Management Act, and Puget Sound geography — water, mountains, and protected land — limits where new housing can go. Persistent supply constraint is the structural backdrop behind the region's investor demand, and it's why well-executed renovations and infill projects find buyers.

A tech and aerospace employment core. Software, cloud, aerospace, healthcare, and the Port of Seattle anchor a high-wage renter and buyer base on the west side. That supports both flip exits and premium rents.

No state income tax. More of your flip profit and rental cash flow stays with you — a real advantage relative to neighboring Oregon and California.

Two very different price bands. Eastern Washington and the southwest corridor near Vancouver give investors access to lower-basis property where DSCR coverage tests are far easier to clear. Investors priced out of King County frequently redeploy east rather than out of state.

Aging housing stock in the core cities. Seattle, Tacoma, Everett, and Spokane all hold large inventories of pre-war and mid-century homes — Craftsman bungalows, Tudors, and dated ranches that conventional lenders won't finance and retail buyers won't touch. That's where investor spreads come from.

We lend across all of Washington — Puget Sound and the eastern markets alike — as part of our coverage in 48 states nationwide.

The Loans Washington Investors Actually Use

Fix & Flip

Washington's older housing plus strong buyer demand makes it a serious renovation market, and the high basis on the west side means rehab budgets get big fast. Our fix & flip loans fund up to 90% of the purchase price and 100% of rehab costs, with closings in as fast as 7 days. Financing the rehab dollars — not just the purchase — is what keeps a Seattle-area project from consuming all your liquidity on one deal.

DSCR Rental Loans

DSCR loans qualify on the property's rental income rather than your personal income — no W-2s, no tax returns. If the rent covers the payment, the deal can qualify, and 30-year fixed terms are available. This is the standard refinance exit for investors converting a finished project into a hold, and it works especially well in Spokane and the Tri-Cities, where rent-to-price ratios are strongest.

Bridge Loans

In a market where good inventory gets multiple offers, a bridge loan lets you pull equity from a property you already own and act like a cash buyer on the next one instead of waiting on a sale to close.

New Construction

Infill lots, townhome projects, ADUs, and teardown-and-rebuild plays are central to how Washington adds housing inside its growth boundaries. Ground-up construction financing funds land acquisition and vertical construction on single-family and small multifamily projects.

Rental Portfolios

Once you're past a handful of doors, a portfolio loan wraps multiple Washington rentals into one loan with one payment — a common structure for investors holding a cluster of eastern Washington properties.

What Hard Money Costs in Washington

As of 2026, expect:

  • Origination: typically 1–3 points
  • Term: 6–24 months for bridge and flip loans; 30-year fixed available on DSCR rentals
  • Leverage: up to 90% of purchase and 100% of rehab on fix & flip; 20–25% down typical on DSCR purchases

How to Qualify

Hard money qualification is about the deal, not your paycheck:

  1. The property. Purchase price, rehab budget, and after-repair value (ARV) for flips; market rent for rentals.
  2. Your exit. Sell, refinance, or hold. A clear, realistic plan matters more than a perfect credit score.
  3. Experience. Helps your pricing but isn't required — first-time investors qualify every week.
  4. Liquidity. Enough cash for the down payment and reserves.

Washington-Specific Things to Know

Deeds of trust and non-judicial foreclosure. Washington secures real estate loans with deeds of trust and permits trustee sales outside of court. A strong collateral position lets lenders price more aggressively and offer higher leverage, which is generally good news for borrowers.

Budget for the real estate excise tax. Washington levies a graduated real estate excise tax on sales, and some localities add their own portion. It's customarily a seller cost, which means it hits you on the exit, not the entry — so it belongs in your flip proceeds math from the beginning, not as a surprise at closing. On higher-priced Puget Sound properties, the graduated rate makes this a meaningful line item.

Land-use rules are the binding constraint on construction. Urban growth boundaries, critical-areas ordinances, shoreline regulations, and tree and stormwater rules all shape what you can build. Permitting timelines in Seattle and the surrounding jurisdictions can be long. If your plan involves anything more than an interior renovation, confirm feasibility and timeline with the local jurisdiction before you go hard on earnest money.

Rental regulation is real, and it's layered. Washington has statewide requirements for notice of rent increases and, more recently, statutory limits on annual residential rent increases with exemptions that include newer construction. Seattle adds further landlord obligations on top. None of this makes holding rentals unworkable — investors do it profitably every day — but you should confirm current state and local rules before underwriting aggressive rent growth into a hold.

Older homes carry older-home issues. Lead paint in pre-1978 housing, knob-and-tube wiring, oil tanks, and asbestos are common in Washington's older stock, and west-side moisture makes roof, siding, and drainage condition worth extra scrutiny. Put these in the rehab budget from day one.

Entity closings are standard. Most investors close in an LLC, and business-purpose loans generally require one. It's fast to set up and we can point you in the right direction.

Washington Hard Money FAQs

How fast can you actually close in Washington? Straightforward deals close in as fast as 7 days. Most transactions close in 10–14 days, with title and escrow work generally setting the pace.

Can I get a hard money loan with no investing experience? Yes. Experience affects your pricing, not your eligibility. We work with first-time investors regularly.

Do you lend in eastern Washington, not just Seattle? Yes — we lend throughout the state, including Spokane, the Tri-Cities, Yakima, Wenatchee, Bellingham, Vancouver, and secondary markets on both sides of the Cascades.

Will a DSCR loan pencil in the Seattle metro? It can, but high-basis properties need either strong rents or more equity to clear the coverage test. DSCR is generally easier to qualify in Spokane, the Tri-Cities, and other lower-basis Washington markets.

Can I finance the renovation, not just the purchase? Yes — fix & flip loans cover up to 100% of rehab costs, drawn as the work is completed.
